Research indicates that a primary reason why smoke alarms do not operate when needed is because batteries have been removed or allowed to go flat. (QFRS)The installation and regular maintenance of smoke alarms in rental properties falls under the governance of three key pieces of legislation; Building Code of Australia, Residential Tenancies and Rooming Accommodation Act and the Fire & Rescue Services Act.Every year hundreds of people die in residential fires. Most of these deaths are due to the effects of smoke inhalation (QFRS). Smoke alarms are early detection devices that save lives and property. Only working smoke alarms can save lives and your property – they should be maintained, cleaned and tested regularly.
It is the lessor’s responsibility to test and maintain smoke alarms in rental properties at least every 12 months. Loose blind and curtain cords/chains – particularly those with loops – are dangerous.Children have died when the loop went over their head or they got tangled in loose cords. Between 2001 and 2008 at least 11 children have died in this way.Our Blind and Curtain Cord maintenance package will ensure that your property meets existing Installation requirements by installing tensioning devices or chain safes to keep blind/curtain cords away from children. Details of the property will be reported in our Compliance Statement.If these cords are unable to be made safe we will make recommendations as to the best course of action.
