ON THE SPOT E-REPORTING

We understand that as an agent, or a landlord, you appreciate easy and convenient solutions to your property management requirements. With this in mind, Pacific Smoke Alarms has worked in conjunction with property managers to develop their web-based e-Reporting system.

Upon completion of any maintenance or replacement works within your property, a detailed e-Report can be emailed directly to the owner and/or agent before we leave your premises. This same e-Reporting system is utilized to inform you of any upcoming service requirements, issuing Compliance Statements and invoicing.

Research indicates that a primary reason why smoke alarms do not operate when needed is because batteries have been removed or allowed to go flat. (QFRS)The installation and regular maintenance of smoke alarms in rental properties falls under the governance of three key pieces of legislation; Building Code of Australia, Residential Tenancies and Rooming Accommodation Act and the Fire & Rescue Services Act.Every year hundreds of people die in residential fires. Most of these deaths are due to the effects of smoke inhalation (QFRS). Smoke alarms are early detection devices that save lives and property. Only working smoke alarms can save lives and your property – they should be maintained, cleaned and tested regularly.

It is the lessor’s responsibility to test and maintain smoke alarms in rental properties at least every 12 months. Safety switches are also known by several other names including Residual Current Detectors (RCD’s) or Earth Leakage Circuit Breakers (ELCB’s). Since 2008, all residential rental properties where a residential tenancy agreement is in place are legally required to have safety switches installed.Our PACIFIC PLUS PACKAGE will inspect and report on the Safety Switch in your property to help ensure you meet your electrical safety obligations.Should your property not meet the minimum standards of current legislation, Pacific Smoke Alarms can provide you with a cost effective solution to bring your property back to ‘good health’.If further works are required, be assured Pacific Smoke Alarms will email a quote to the agent/landlord on the spot for approval before any works are carried out. We source only quality smoke alarms at value prices ensuring your smoke alarm management costs don’t blow the budget.

Loose blind and curtain cords/chains – particularly those with loops – are dangerous.Children have died when the loop went over their head or they got tangled in loose cords. Between 2001 and 2008 at least 11 children have died in this way.Our Blind and Curtain Cord maintenance package will ensure that your property meets existing Installation requirements by installing tensioning devices or chain safes to keep blind/curtain cords away from children. Details of the property will be reported in our Compliance Statement.If these cords are unable to be made safe we will make recommendations as to the best course of action.
